As a DHA Real Estate Consultant, I want to share why investing in DHA Valley right now could be a good decision. At the moment, prices are low, but according to internal sources, the Ring Road is expected to pass behind DHA Valley, and the contract for it has already been approved and awarded.
This development is expected to take around two years. Once DHA Valley is connected to the Ring Road, it will link to DHA Phase 5 and 6 and then to the main highway. That connection will likely increase the value of properties in the area.
As for the current development status, many plots have already been handed over, and people have started living in DHA Homes. That shows the project is becoming active and moving in the right direction.
Projects in DHA Valley Islamabad
The project of DHA Valley is quite old. Its prices have increased a lot in the past, but now the prices have started to decrease again. The rates are different within the DHA Valley. We analyse different things when the value of files or plots is extracted. Some are balloted, non-balloted, low surcharge, throughout 0 file, or high surcharge.
The best file is an open file, and your file should be a throughout (Zero) file. Their prices are better than others. Balloted files’ prices are much better because we have SDC charges with balloted files. If you pay these charges, your file will go out at a good value/price. A low surcharge file sells for a little less than a throughout 0 file. The high surcharge file is sold at a much lower price than the normal file, with a difference of 5 or 6 lakhs. Moreover, if we talk about DHA Valley, we have transfer files or open files. There is a difference of 3 lacs between these files.
Plots and Prices in DHA Valley Islamabad
There are mostly cuttings of Kanal in DHA 2. 10 Marla cuttings will be available in the J sector. Maybe in the J sector, you can find 5 Marla plots. The top-level plots in DHA 2 A Block cost approximately 3.5 crores. Like A Block, DHA 2 has the same prices for Blocks B, C, and D but with a minor difference, like 50 lacs.
In Blocks A, B, and C, plots cost 3.5 crores, and in D, E, and also G, plots cost 3 or 3.5 crores. But if you want an expensive plot, 4 crore plots are also available. Backside of Giga Mall, main boulevard plots also cost 3.5 or 4 crores.
In DHA 2, there’s also a DHA Extension. Certificates are open, and in this, 6 balance and 1465 are available. If 6 balance is the open certificate of A, B, and C, then it will cost you 1 crore. If 1465 is the open certificate of A, B, and C, then it will go in the 80 to 85 lacs. But if we go further in D, E, F, and G, in 6 balance certificates, then it will cost you 90 to 95 lacs. All dues files for them cost you 1 crore and 10 to 12 lacs.
First balloting of DHA 2 A, B, C, and D Extensions is done. The names in balloting of A, B, C, and D plots were allotted to these people with all dues files. Also, re-balloting has to be done in the next 3 to 4 months.
In DHA 2, 10 Marla plots cost you 2.5 crores in J sector. 5 Marla plot rates vary from 2.5 to 3 crores if it is a cutting plot, extra land, or back open plot. Sector J main boulevard also has some plots that cost 3.5 crores. In J sector, 5 Marla plots are available for 1.5 crores.
Plots for Sale in DHA Islamabad
There are different sectors in DHA and also different DHAs like DHA 1. There is cutting of Kanal, 10 Marla, 12 Marla, and 16 Marla. DHA 1 is approximately filled, but some places remain to be filled. If you want to buy a plot in DHA 1, then in starting blocks like A, B, and C, you can find 1 Kanal plots costing 3.5 to 4 crores. On the back side, plots may cost around 3 crores. 10 Marla plots cost you 2.5 crores to 3 crores.
DHA 1 Extension is now converted into DHA 4. In this, A, B, and C plots are available for 2.5 crores. There are two types of certificates: 6 balance certificate and 14.65 lac certificate.
If a 6 balance certificate is available in A, B, and C, it costs 1 crore to 1.10 crore. If it’s a 1465 certificate, it costs 85 to 95 lacs.
All dues files in A, B, and C cost 1.35 crore. For D, E, F, and G, they cost 1.20 crore. Certificates in these sectors cost around 90 to 95 lacs.
